Some properties can move directly to scheduling. Others need a few more details first. We will explain the next step and identify the person or company evaluating the property.

Step 2 — the walkthrough
A representative reviews the house.
We review the house as it stands—no cleanout, staging, or prep before the visit. The time depends on the property and what can be safely reached.
We may look at visible roof, foundation, plumbing, HVAC, fire, flood, and code concerns. If an offer is made, the price and any remaining inspection or price-change conditions should be stated in writing.
Step 3 — the close
Put the agreed date in writing.
A cash purchase can remove buyer-financing steps, but title, probate, liens, payoffs, municipal requirements, and attorney review still affect the calendar. If you need a specific date, raise it before the contract is written.
The written purchase agreement identifies the legal buyer, states any assignment rights, and spells out the price, closing date, and contingencies. You are free to have your own attorney review it. A title company typically coordinates signing and disbursement; remote signing may be available when the title company and your attorney approve it.
If there's a mortgage, the payoff goes directly to your bank. If there's an HOA, back taxes, a municipal lien, or other claims on title, the title company handles the priority at the closing table. What's left after payoff, liens, and closing costs goes to you.
